Building a Beachfront Home on the Southern Gold Coast

Beachfront homes from Palm Beach to Coolangatta face higher wind loads, salt corrosion and extra coastal approvals. Expect a higher wind classification (our Palm Beach home was designed for N4), marine-grade materials, glazing rated for the site, and coastal erosion overlays and building line setbacks under the Gold Coast City Plan. Hampton Homes specifies for these conditions from the first drawing.

Where we build on the coast

Main Beach, Mermaid Beach, Miami, Palm Beach, Currumbin, Tugun, Bilinga, Kirra, Coolangatta and Kingscliff in Northern NSW.

What makes beachfront different
  • Wind. Beachfront sites are exposed. The wind classification (under AS 4055) sets the bracing, tie-downs, roofing and glazing for the whole home. A higher rating, such as N4, means stronger connections and glazing rated for higher pressures.

  • Salt and corrosion. Salt air attacks fixings, metal and finishes. We use marine-grade stainless fixings, coated or anodised aluminium, and corrosion-resistant cladding and roofing.

  • Coastal approvals. Beachfront lots can be affected by coastal erosion overlays and building line setbacks under the Gold Coast City Plan, and sometimes state coastal management rules. These can limit where and how high you can build.

  • Sand and footings. Sandy coastal soils need the right footing design, and sometimes piles. A geotechnical report comes first.

  • Three-storey design. Narrow beachfront lots often mean building up. Lifts, structural steel and large glazing spans become part of the design and the budget.

What it costs

Our published starting budgets apply: $7,500–$9,100 per m² for a luxury lowset home and $7,800–$9,800 per m² for a highset home, including GST. Steel framing adds about 10%. Coastal specification, multi-storey structure and large glazing put most beachfront homes at the upper end of these ranges.

Recent example: Palm Beach

A three-storey beachfront home in Palm Beach, finished in 2019: around 650 m², designed for an N4 wind classification. Our Sunshine Beach home won the 2024 Queensland Master Builders award for Individual Home over $10 million.

Before you buy on the beachfront
  • Check the coastal erosion overlay and building line for the lot.

  • Ask for the likely wind classification.

  • Budget for marine-grade materials and high-rated glazing.

  • Ask your builder which beachfront homes they've built, and how they've held up.
